The Carson Tower Apartments are located on 1410 Columbia Road in South Boston, MA. These apartments are owned and operated by Akelius. This thirty million dollar renovation / rehabilitation of an existing 17-floor, 154-apartment high-rise residential building included entailed the reconfiguration of entry / vestibule area, management offices, and building amenity areas, as well as all dwelling units. Features of the MEP-FP design include complete upgrade replacement of HVAC and mechanical systems, as well as electrical service entrance, metering equipment and associated distribution. The design effort also included replacement of the existing fire alarm system, (i.e. replacement in a phased approach to occur while the existing system remains operational). Sustainable measures include energy efficient measures related to mechanical equipment selection and lighting / lighting control. Construction scheduled to occur over a series of phases while the building remains occupied. Close coordination required between Owner, design team, building officials, fire department and contractors to ensure continuity.
Hanover is the owner and operator of several locations consisting of luxury apartment buildings. Avid Engineers has worked with Hanover on several projects in different locations for multiple of their luxury apartments. To highlight these efforts, one of the Hanover buildings that Avid Engineers designed the mechanical, electrical, plumbing and fire protection systems for is the Hanover at Mystic River in Medford, MA. This project included 350 residential units as well as 6,000-SF of commercial retail space and amenities such as a clubhouse. Avid provided drawings as well as building-code related narrative documents, and design certification forms to support the permitting process.
The Waltham Watch Factory is a historically preserved site in Waltham comprising 30 buildings on the banks of the Charles River. The collective includes a series of interconnected buildings; characterized by its narrow wings and rows of windows, designed to maximize sunlight. Avid engineers revitalized the site to include all new infrastructure including: renovations on 163 residential units, 170,000-SF of commercial office space, building tour areas, as well as components required to accommodate the building’s status as a high rise. Additionally, the 2,600-SF restaurant with riverfront dining and outdoor seating was part of the second phase of this project.
The Veridian specializes in luxury apartments. Avid Engineers was responsible for the design of The Veridian’s location in Portsmouth, NH. The project includes the construction of a 4-story, apartment building on a green grass site, retail site, totaling approximately 113,500-SF. The first floor consists of a lobby, amenities, club room as well as various apartments. The second through fourth floors consist of apartments. The apartment complex also has a roof deck as well as available remote storage areas. Avid’s design gives residents and staff the ability to maintain comfortable space temperatures as well as have access to necessary facilities and amenities while using the latest in energy reduction technology.
The Forest Court Apartments, located in Porter Square in Cambridge, are an ideal location for students and local commuters in the Boston area. The two historic “U” shaped apartments sit across from one another and appear to be mirror images of one another. Avid Engineers has been responsible for the complete redesign of the MEP/FP systems on all four floors to ensure that all residents are in a safe, comfortable and ideal environment. This includes the design of the basement renovation at both buildings, which takes a rustic “fallout shelter” from the early 1900s and converts it to modern day living spaces. Avid continues to assist in the effort at the Forest Court Apartments to ensure all tenants are living in a comfortable, modern environment.
The Windsor at Cambridge Park is a community of sophisticated, luxury apartments located at 160 Cambridge Park Drive in Cambridge, MA. Avid has been involved in the design of this large community development, adjacent to Alewife Station, since 2016 and has provided engineering for multiple sites in the area. Design specifics include a new pool, underground parking, fire pits, multiple plantings areas, domestic water boosting systems and significant flood containment and prevention methods which include the use of large sub-slab cisterns.
110 Savin Hill Avenue, Dorchester MA is site to a 3-story, multi-tenant commercial building. The structure and scope of work covers approximately 10,600-SF. The building, in its first stage, was requested to be fitted out as a shell and core space in anticipation of a future tenant fit-out. Avid Engineers worked in conjunction with RODE Architects to provide the base building mechanical, electrical, plumbing, and fire protection services to the space and future tenant locations.
Nova Residences of Quincy is a newly constructed residential complex that represents the highest standard of living and conveniences that modern lifestyles demand. Avid Engineers was responsible for the mechanical, electrical, plumbing and fire protection systems of this ground up construction project. This 153,000-SF project, is a seven-story building that offers 171 residential units featuring spacious studios, one bedroom, and two bedroom apartments. The building is served by two packaged rooftop units with gas-fired heating, as well as four combination cooling/heating air handling units to serve the apartment spaces and heat pumps for the restaurant and other common areas. Avid also utilized energy recovery ventilation (ERV) units within the design.

1178 Adams Street – Dorchester, MA is the location of a proposed 4-story, multi-family residential building. The design entailed three building amenity spaces, along with slab on-grade parking at the first floor. Each unit was provided with a split air handling unit to provide temperature control to the resident’s space, in a “hydro” dual purpose domestic and hot water heater arrangements with associated copper coil. The building was also provided with an energy recovery unit for ventilation. Avid also provided the electrical and plumbing amenities to the building as well as the fire protection and fire alarm systems.
